Save the Terrace Theater. HyVee footprint re-configuration options?
Just a quick visual for everyone. I overlaid the current development plan document, onto Google Earth. Then I extruded the proposed HyVee footprint and moved it around, to show that it would still fit nicely anywhere else on the site while preserving the Terrace Theaters location. If I can do it, the developers can. Please suggest to Robbinsdale City leaders, that the developers provide alternative plan configurations. Saving the Terrace Theater is of the highest priority! Grocery store, Liquor and Coffee shops can still co-exist in this space WITH the historic Terrace Theater standing and preserved.

Robbinsdale releases photos of vacant Terrace Theatre
Photos of the vacant Terrace Theatre were presented to the Robbinsdale Economic Development Authority Tuesday night. The theater has been closed since 1999 and there are plans to turn it into a grocery store.
The photos were taken by Inland Development Partners during an inspection of the property last winter. They show years of decay holes in both the ceiling and walls of the building.
On Tuesday night, the Robbinsdale EDA unanimously approved studying a potential tax increment financing plan for the Terrace Theatre site and nearby Terrace Mall, where a vacant Rainbow Foods sits. Council Member and Robbinsdale EDA Commissioner Bill Blonigan says the TIF plan could cover between $2 million and $2.5 million of a potential $24 million investment by the developer.

TIF, which would freeze taxes on the site for a certain period of time, would be used to help with environmental mitigations, such as asbestos abatement in the Rainbow Foods.
The public is invited to see the developer's proposal at an open house July 13 from 4 p.m. to 7 p.m. at the Hubbard Marketplace transit building, 4145 Hubbard Ave. N. The developer is expected to reveal the name of the grocery store at the open house.

The same judge that denied a temporary restraining order, paving the way for demolition of Robbinsdale's Terrace Theatre is now allowing a slight delay of the teardown work. However, the group trying to save the theater, Friends of the Terrace LLC, must come up with $6.3 million in bond requests by 4:30 p.m. Friday to prevent demolition.
The ruling by Hennepin County Judge Michael Browne came down at 11:52 p.m. Monday. While it gives more time for an appeal process to go forward, Friends of the Terrace must decide what to do next.
Judge Browne granted two requests for bond money. One is a $2.8 million bond request by the property owner, New York-based Brixmor Property Group, which is money Brixmor says it would lose if its deal to sell the property fell through.
A $3.5 million bond was also granted for the Robbinsdale Economic Development Authority. That amount is what the city says it would lose in tax revenue if development plans fall through.
Friends of the Terrace has to come up with 100 percent of the bond monies by 4:30 p.m. Friday. If it doesn't come up with the money, Brixmor can proceed with tearing down the Terrace Theatre.
Demolition crews working for Brixmor Property Group started knocking down the Terrace Theatre Saturday. But five minutes after work began, Judge Ivy Bernhardson signed papers to stop work, giving Friends of the Terrace a temporary reprieve, leading to Judge Browne's ruling Monday night. Friends of the Terrace has also filed an appeal with the Minnesota Court of Appeals to prevent demolition, but a hearing isn't scheduled until Oct. 10.
St.Louis Park-based Inland Development Partners wants to buy the Terrace Theatre site from Brixmor Property Group. Inland is pursuing plans to tear down the Terrace Theatre and part of the adjacent Terrace Mall where a shuttered Rainbow Foods sits to make way for a Hy-Vee grocery store. When asked whether Hy-Vee would still build on the site, Inland would not say.
"Our intent right now is to make that site ready for redevelopment, clearing blighted properties from it, preparing it the land itself to be redeveloped into a sight that's useful in serving Robbinsdale for many decades to come," said Inland Development Partners spokesperson Ted Davis.
